PRE-FILE PROCEDURES FOR VARIANCES IN CRITICAL AREA AND BOGS, COMMERCIAL DEVELOPMENT AND CRITICAL AREA RECLASSIFICATIONS, SPECIAL EXCEPTION AND REZONINGS
Applicants for zoning cases that require a pre-file meeting call the Office of Planning and Zoning and schedule a pre-file meeting with a Planner. The applicant is required to bring a site plan and letter of explanation to the meeting. OPZ Planner fills out the ‘Confirmation of Pre-file Meeting Form’ and writes on the form all notes, suggestions and revisions suggested. The OPZ Planner will give a copy of the Confirmation Form to the applicant and inform the applicant that the Confirmation Form must be included in the formal zoning application.
The Pre-file request for all critical area cases will be reviewed by the Critical Area Team at their weekly team review meeting. Zoning staff will attend the Team meeting with any pre-files they are involved in, make note of the Team comments and report those comments back to the applicant.
Zoning staff is to file a copy of the Pre-file plan and notes in the Pre-file cabinet drawer for future reference.
